Donald Toler - Chief Operating Officer

 

After having served 4 years in the US Army in Europe, Donald Toler began his career in the self-storage industry beginning in 1986 as resident manager of Handy Storage located in Florida. Don was promoted to District Manager for Extra Space Storage, working two years covering the state of Florida.  Upon the sale of the properties to Southern Self Storage, Don took a position as District Manager, obtained his Real Estate Brokerage license and helped with the location and acquisition of new property for the company.  He left Southern Self Storage in 1999 and formed his own company, Capital Management and Realty, Inc.  Based out of South Florida, he and his wife built the company and have managed properties in Texas, Louisiana and Florida.  This included a portfolio of over 25 properties involving multiple owners. Don’s main roll was in supervising the day-to-day activities, budgeting and capital improvement schedules on the properties. Don has performed dozens of feasibility studies, market surveys, provided due diligence underwriting and consulting services to numerous storage operators in the industry. In 2007 Don began work with Leasco Investments acting as District Manager, supervising the day to day activities and preparing budgets and improvement schedules for a nine property portfolio located in Houston, Texas; Memphis, TN; Orlando and Lake Worth, FL. Don’s experience contributed to the significant increase in Revenue and NOI to the Leasco properties. He was subsequently recruited by Southern Self Storage in 2011 to take over as Regional Manager for their 20 property portfolio located throughout Florida. Over a three year period Don concentrated on reducing expenses and increasing revenue in new storage rentals and better managing market rents.  Within the three year period NOI increased substantially. Don and his wife Heather have over 25 years of self-storage experience, have been married 34 years, and are currently based in Lexington, KY, handling the takeover of the Storage Rentals of America portfolio for Elite Stor Capital Partners.
